Q4 2026 New Launch Condo Round-Up: Year-End Buyer Guide

Information accurate as at 7 October 2026. The final quarter of 2026 is shaping up to be one of the busiest year-end periods for Singapore's new launch market since 2023. Developers who held back during the mid-year lull are bringing projects to market before the December holidays, and several Government Land Sales (GLS) sites awarded earlier in the year are now previewing. This round-up covers what is launching, what is selling through, and how year-end buyers should approach the market.
Why Q4 matters for new launch buyers
Developers have sales targets to close before their financial year ends, and unsold inventory carried into a new calendar year invites price questions from shareholders and buyers alike. Practically, that means Q4 is when early-bird pricing on new previews tends to be most attractive, and when discounts or deferred payment sweeteners occasionally appear on projects that have been on the market for a few quarters. The trade-off: the most popular stacks on new launches still sell out on launch weekend, so hesitation carries its own cost.
Projects to watch this quarter
Based on URA caveats and developer announcements as at October 2026:
- City-fringe (RCR) launches continue to dominate transaction volumes. Projects along the Thomson-East Coast Line and in the Bidadari/Potong Pasir corridor remain the deepest pool of buyer demand, with quantum-friendly two-bedders from around $1.2 million. See The Arcady at Boon Keng and Chuan Park for representative pricing.
- OCR family projects in Tampines, Lentor and the Jurong Lake District are drawing HDB upgraders in record numbers. ParkTown Residence and Norwood Grand illustrate the sub-$2,200 psf entry points still available outside the central region.
- CCR luxury has been quieter, but Q4 previews in River Valley and Orchard — see River Green and Watten House — are testing whether high-net-worth demand returns before year-end.
Year-end buyer checklist
- Get your In-Principle Approval (IPA) from a bank before launch weekend — it takes 3–5 working days and is free.
- Confirm your ABSD exposure early, especially if you are a PR, foreigner, or buying a second property. Our ABSD calculator uses 2026 rates.
- Check CPF OA withdrawal limits against your down payment plan with the CPF housing guide.
- Visit the showflat on a weekday if possible; weekend crowds make unit-level questions hard to ask.
- Compare at least three projects on price per square foot, tenure and TOP date before committing to an Option to Purchase.
Price outlook into 2027
With GLS land costs stabilising and interest rates lower than their 2023–24 peak, most analysts expect marginal price growth rather than a correction in early 2027. The bigger risk for buyers waiting for "better prices" is reduced choice: several 2025 launches are now over 80% sold, and the Q1 2027 pipeline is thin. If a unit fits your budget and holding plan, Q4 2026 is a reasonable window to act — but never stretch beyond a 55% TDSR comfort zone.
